Are you fed up of having an agent that you are never able to talk to, and feel you have to fight with even to arrange an AGM?
At Hambleton Property Group we believe that client contact is paramount to develop a trusting relationship and understand the needs of your building. Our property managers will schedule regular visits to your property to suit your needs and are available to make additional visits at no extra cost. We also understand that in the busy world we work in it is not always convenient to meet during normal office hours, so are happy to be flexible to the needs of our clients in order that important meetings take place on time.
Does it concern you that your agent uses the same old tradesmen regardless of the quality that they provide?
Hambleton Property Group have a list of trusted suppliers with whom we have dealt with before, but we encourage clients to propose their own trusted tradesmen, as there is already a bond there to ensure timely, quality delivery for a repeat client
Is there a lack of clarity about what “extras” your agent charges you for?
Many agents charge additionally for getting quotations from suppliers and have opaque charges for “incidentals”. Hambleton Property Group does not levy an additional charge for requesting quotes for work and charges the face value for “incidental” items, such as postage.
Do you feel in the dark about the financial status of your block?
At Hambleton Property Group we understand that the funds in your management company account is your money and you therefore have every right to know the financial status of the company accounts. We are happy to supply current financial statements whenever required and, unlike many agents, do not charge extra for doing this outwith the annual meeting.
Are you paying for expensive chartered surveyors to work on simple administrative tasks for you?
Hambleton Property Group use efficient property managers to carry out your business and will only engage the services of a surveyor or other professional where it is properly required.
Does your current agent tie you to a lengthy notice period in their contract?
Most agents have notice periods of three months or more and charge for passing the books to a new agent. Frankly, we beleive that this disincentive to change is a reflection that agents know that their service is poor and therefore want to make changing seem like an impossible task. Hambleton Property Group are confident that you will be impressed by our service and therefore do not demand a notice period. In the unlikely event that you did wish to transfer, we would agree a sensible handover period with yourselves and your new agent.
